Much is being made today about Energy Performance Certificates and particularly new rules for landlords.
I recently moved home and can say the system is a farce. I also had a private survey which failed to spot defects. What I found was a section of new ceiling in my bungalow totally uninsulated. Most of the pipe work (heating and water) was uninsulated. I needed more than 20 rolls of insulation and 100m of pipe insulation to make my difficult roof space secure.
There needs to be more controls on those who prepare EPCs to ensure a proper job is done. Sellers should be required to clear roof spaces to make proper surveys possible in my opinion. Oh, and the effect of all of this has been to reduce my energy bill by 30 per cent!
