Fetching £68,000 more than the guide price, the end-terrace freehold property at 16 Tower Street was among 121 lots listed online across southern England by Clive Emson Auctioneers.

Rob Marchant, the firm’s Hampshire auctioneer, said: “We anticipate keen interest, given the location and potential, and this proved the case with 39 bids made and an extra £68,000 paid above the guide price.

“There was another factor for bidders - there is conditional planning permission for conversion into flats, one with one bedroom and the other with two.

“It will be good to see new life breathed into the property, which has lain unused for some considerable time, although we are not privy to any plans the new owner may or may not have.”

According to the particulars, the lower ground floor comprises a kitchen and reception room, with access to the rear courtyard.

On the first floor is the hallway, two reception rooms and a bathroom, whilst the second floor has two rooms.

An end-terrace freehold house with three bedrooms, at 24 Arabian Gardens, Whiteley, sold for £252,000, and was “in need of largely cosmetic refurbishment throughout”.

Let at £8,400 per annum, an investment two-bedroom flat at 10A, 9-11 High Street, Gosport, went for £85,500, giving a gross rental yield of 9.8%.
