House prices dropped by 0.9 per cent – more than the average for the south east – in Winchester in February, new figures show.

But the drop does not reverse the longer-term trend, which has seen property prices in the area achieve 13.2 per cent annual growth.

The average Winchester house price in February was £492,662, Land Registry figures show – a 0.9 per cent decrease on January.

Over the month, the picture was worse than that across the south east, where prices decreased 0.3 per cent, and Winchester underperformed compared to the 0.5 per cent rise for the UK as a whole.

Over the last year, the average sale price of property in Winchester rose by £57,000 – putting the area 22nd among the south east’s 64 local authorities with price data for annual growth.

The best annual growth in the region was in Lewes, where property prices increased on average by 20.7 per cent, to £410,000. At the other end of the scale, properties in Slough lost 1.3 per cent of their value, giving an average price of £296,000.
