Owners Comment

“As the former gatehouse to Lockerley Hall, 1 South Lodge is both historic and individual and sold itself to us with its beautiful views, it's brightness, it's versatility and period features throughout.”

Agents Comment

"This elegant and unusual home affords the luxury of two dwellings ideal for dual occupancy, subject to planning permission."

1 South Lodge is splendid, of architectural significance and beautifully presented to provide attractive living accommodation, enhanced by a separate self-contained barn which affords combined living space in excess of 2700sqft, ideal for dual occupancy or income potential. The barn enjoys independent access and is currently converted into three bedroom accommodation around the double garage although requires internal completion.

The setting is truly delightful with beautiful, far reaching views within the active village of Lockerley and its welcoming community.

Originally built in 1874 by the Dalgety family as one of a pair of gatehouses at the old entrance to Lockerley Hall, the lodge was designed by Burns McVicar Anderson in a gothic Jacobean style in brick with Portland stone dressings and a slate roof. The family also funded the building of The Lockerley and East Dean Memorial Hall and the rebuilding of Lockerley Church. Because of its distinct nature, the house can be found on many old postcards of Lockerley and is now Grade II listed.

The magnificent entrance approaches arched double doors opening into the sitting room which features hardwood flooring flowing throughout and a dual aspect via the original crittle windows with stone surround. The sitting room is centred upon the stone and cast iron open fireplace with bespoke alcove shelving and storage. The dining room is elegantly presented with a built in corner unit and serves access to the kitchen. A three oven Aga is pivotal to the kitchen which also hosts matching kitchen units, conventional cooking and traditional flagstone flooring. There is a large walk in pantry and integrated appliances includes a dishwasher. The lobby serves as a useful boot room and accesses the garden, the utility room and the bathroom which comprises P shaped bath with shower over, pedestal wash basin and low level WC. There is also electric under floor heating. An inner hallway features the original half twist staircase and offers a small study area and airing cupboard. The family room is once again steeped in character, centred upon a stone open fireplace with cast iron surround including a built in window seat and storage.

The master bedroom enjoys ample wardrobe space and benefits from an impressive ensuite bathroom comprising circular Jacuzzi style bath, heritage wash hand basin, bidet and WC with recessed cupboards. The views from the well sized bedroom two are lovely and the accommodation is completed by the box room which could easily serves as an ensuite bathroom or dressing room.

The gardens extend to 1/2 acre and enjoy the stunning backdrop of far reaching rolling countryside and benefits from significant outbuildings. The property is approached from the lane via a gravel driveway and five bar gate providing generous vehicular parking and access to The Barn. There is an attractive formal garden, fully secluded with in-keeping terrace centred around an ornamental pond. Predominantly lawned and studded with trees and shrubs, the principal gardens are subdivided into a productive growing area with greenhouse and smaller pens which are separated by a large storage barn.

The Coach House is 1500sqft in size and has been arranged as an excellent dwelling offering fully portioned rooms with power and water to create a substantial residential accommodation, subject to planning permission. The two storey dwelling is insulated and boarded but not fully completed.

Lockerley is an attractive compilation of several greens creating a diverse village which despite its smaller population has a surprising amount going on with around 35 groups, societies and activities ranging from bellringing to bridge and car mechanics. The village enjoys an excellent local school and shop and strong sense of community. Positioned approx. 5 miles west of the market town of Romsey, on the southern bank of the River Dun, there is a train station at the neighbouring villages of Dunbridge and West Dean along with a local pub. Butts Green hosts the majority of the amenities including the excellent village school and active community hall and derived its name from Tudor times when able-bodied men of the village were required to spend an hour each Sunday practicing archery. The target was known as the “butt”. Lockerley Green hosts the village stores and post office and with Top Green offering some aesthetically pleasing architecture with picturesque surrounding scenery.

Agent Note

The property has a wonderful heritage much of which is evident within the property. In October 1943, South Lodge was the entrance to the WW2 US Army Depot as part of operation BOLERO with 15 miles of sidings and 134 sheds in the fields behind, the evidence of which can still be seen. It was also used in 1944 as part of operation OVERLORD. Many American and Canadian service men were stationed here along with a full size air strip. The property is served by a shared cess pit and oil fired heating.

From our office turn right onto the A36 for approximately a quarter of a mile turning left onto Whinwhistle Road and continue on to a T-junction proceeding straight over onto Danes Road. At the end of Danes Road turn left onto Romsey Road continuing past the green and garage and under the railway arch. After the church, the lodge can be found approximately 1/2 mile on the right hand side.
