A delightful 3/4 bedroom detached house set in superb gardens on a site extending to about 0.37 of an acre, backing onto and with lovely views over open farmland. The house offers great potential for extension, subject to planning consent, and stands in a quiet, semi-rural location.

Features include 3 reception rooms, a large kitchen/breakfast room, 3 spacious first floor bedrooms (2 of which have en suite facilities), 2 open fireplaces, ceiling beams, wall timbers, and latched internal doors. The beautifully presented gardens are stocked with a wealth of flowers and shrubs.

Foxhills Road is a quiet country lane, on the southern slopes of the village of Lytchett Matravers which offers a good range of amenities including a primary school, a village hall, a recreation ground, churches and a parade of shops including a Tesco Express. The towns of Poole, Wareham and Wimborne are all within about 6 miles. The coastal towns of Poole and Bournemouth, both of which have mainline rail links to London Waterloo, are easily accessible by road, as are the A31 and M27 to Southampton and the M3 to London.

This most attractive cottage was built in the early part of the 20th century and substantially extended circa 2010. It is constructed of cavity brick walls, with a gabled entrance porch, 2 wavy board clad dormers, and a hipped roof of small plain clay tiles. Connected to all mains services, the property benefits from gas central heating and UPVC double glazed windows, and has been well maintained, with neutral décor.

A gabled entrance porch (with a quarry tiled floor) leads to a small entrance hall. There is a dining room with a brick open fireplace, a storage cupboard, and stairs to the first floor.

The very well presented kitchen/breakfast room comprises an excellent range of units including an island unit (with oak work surface), small breakfast bar, split level Neff 'slide & hide' oven, ceramic hob, extractor unit, integrated dishwasher and larder fridge, space for sofa, table and chairs, and double doors to outside.

There is also a large utility room with worktops, stainless steel sink, kitchen units, wall mounted gas boiler, oak shelf, built-in Samsung American style fridge/freezer, full height wine rack and coat hanging area. A door leads to a wet room with shower, WC and panelled walls, and there is a side porch with a glass roof and side screens.

The sitting room has a lined brick open fireplace, exposed ceiling beams and timbers, and casement doors to a large conservatory (with double doors to outside.)

Also on the ground floor is a spacious, triple aspect study/bedroom 4 (with double doors to the garden.)

The long first floor landing has a superb view. Bedroom 1 is a large double room with delightful views, a range of fitted bedroom furniture, a dressing area, hanging space, and a superb en suite bathroom (with rolltop bath tub on a timber pedestal, shower cubicle, vanity unit with inset basin, and WC.)

The spacious second bedroom has a fitted double wardrobe, superb views, and an en suite shower room comprising shower cubicle, wash basin, WC, and blanket cupboard. Bedroom 3 has a built-in wardrobe and a lovely view.

The cottage is approached via a tarmac slipway, and wrought iron electric double gates lead to an L-shaped tarmac courtyard providing ample parking for vehicles/boat/caravan etc. There is a detached double garage (with electric door) and an adjacent carport.

The truly outstanding gardens are a superb feature of the property, being enclosed by high mixed hedges which offer complete privacy. There is a large front lawn interspersed with a wealth of flowers and shrubs.

To the front of the house there are 2 climbers, and a tarmac pathway leads to the extensive and superbly stocked side garden which has a brick arch, raised flower beds, a summerhouse, a greenhouse, a chicken house, fruit trees, a crabapple tree, and a brick and tiled outbuilding which was formerly a garage.
