The period house and adjacent cottage (known as Castle View) are Listed Grade 2* and stand in their own grounds and walled garden of approximately 1/3 acre (Scheduled Monument status). It has been the subject of a 3-year extensive £1m refurbishment. The work was meticulously undertaken, whilst the property remained unoccupied, respecting the history and character whilst incorporating 21st century finishes and technology. The project was put together with a team of professionals which included an award-winning Architectural Practice, Town Planner, Conservation Consultant, Archaeologist, Interior designer and RHS Chelsea landscape designer.

Throughout its long history the property has been home to many notable people including Major General Sir Owen Tudor Burne, a veteran of the Crimean War and Indian Mutiny (1903-9) and publisher Walter Hutchinson (1930's) who installed the first direct telephone line between Christchurch and his London HQ. During World War II Church Hatch offered a sanctuary to numerous evacuees who were, no doubt, grateful to exchange the perils of London for the relative tranquillity of a pretty market town. A substantial underground air raid shelter remains in the garden to this day. A few decades earlier, the house had also welcomed a rather illustrious visitor - Sir Arthur Conan Doyle, author of the Sherlock Holmes novels. It was whilst staying in the "Pink Room" that Sir Arthur is believed to have been inspired to write "The Speckled Band", first published in 1892.

Church Hatch is situated at the very heart of the old town in a cobbled cul-de-sac, adjoining the main entrance to the magnificent Priory Church. Christchurch Quay and picturesque harbour is just a few hundred yards away and can be accessed through the Priory grounds. It is only a short level walk to the High Street shops, restaurants, coffee shops and public houses.

Christchurch is a Saxon Town situated at the conflux of the rivers Avon and Stour and is a haven for wildlife. Its harbour offers extensive sailing and boating facilities whilst its sandy beaches are perfect for lazing in the sun and attracts visitors from all over the country and beyond. The Town is well served for transport links with a main line railway station to London/Waterloo (journey time approx. 1 hr 50 mins). To the west of the town, approximately 5 miles distance, is Bournemouth International Airport. Christchurch is situated in the County of Dorset and has a border with Hampshire and The New Forest.

The main house is accessed under an elegant stone porch with Doric columns and frieze through an oversized 6 panel door into an elegant marble tiled hallway with lower dado and panelling. The kitchen and front reception room have been opened up but can still be separated by triple panelled doors.

The drawing room with its grand bay window overlooking the walled rear garden has ornate cornice and an original Adam style marble fireplace. Double doors from the hall open onto the dining room overlooking the front garden. This in turn leads to the boot and utility room with access onto the West facing courtyard and Castle View.

A rear porch gives access onto the rear garden (also accessible from the kitchen) and stairs lead to the extensive cellarage.

On the 1st floor the master suite includes a large bedroom, dressing room with standalone bath and separate shower room. There are 2 additional bedrooms (one presently used as an office) and a further bathroom which also provides en suite facilities to the guest bedroom on this level.

On the second floor there are 2 further bedrooms and 2 en suites.

Electronic gates under a brick arch with its original keystone gives access to parking for 4 cars on the southern boundary. In addition, there is an extended double garage located in front of Castle View.

The walled gardens were remodelled and completed in 2021 and provide a beautiful setting to this fine property. They border the Norman Castle ruins and motte to the north, The Constable House to the east and Priory Church to the south – all Grade 1 Listed structures. In addition, there is open ground and the Mill stream behind the garden.

Castle View. This was the final stage of the renovation and is a separate property with separate services. It presently provides guest accommodation but could be sold individually. It was also used as offices by a previous owner. Believed to have been the coach house and stabling when constructed with the main house it now provides 2 bedroom, 2 bathroom accommodation over 2 floors. It is accessed by an arched gate in a high brick wall fronting Church Street, through the delightful sunny courtyard, which has again been sympathetically landscaped.
