Bedrooms: 2
An exceptionally charming 2 bedroom cottage with breath taking sea and country views. EPC Band E.

Seafields is an exceptionally charming cottage of painted stone elevations beneath a slate roof.

The property has a rich history, having previously been a fisherman s cottage with sail loft, when it was also thatched. The property benefits from not being listed and offers a quirky and unique configuration- it is well proportioned and is considerably larger than the initial approach suggests. The cottage offers a 'window to the sea and hills' which can be appreciated from every room. Set in an elevated position, it boasts pretty much uninterrupted views directly to the bay, across Charmouth, towards Stonebarrow, Portland and the surrounding countryside.

Internally, it is presented in good order and has been well maintained by the current owners; the accommodation is light and airy throughout, with good head height despite the property's heritage. Seafields is approached via French doors into the 'garden reception room' which links the indoor/outdoor space. This room leads down a couple of steps to the kitchen at the rear, which is very well appointed with a breakfast bar and plenty of quirky features. It also enjoys views across the surrounding hills and countryside. The sitting room is of dual aspect and also appreciates a splendid vista, together with an open fire for those cosy winter evenings.

Upstairs, the two bedrooms are both of double proportions, the master having a corner aspect meaning that you can take in views to Stonebarrow and directly to the sea. The bathroom has been recently refurbished to a contemporary design by the current owners and has built in storage, washer/dryer, underfloor heating and even a view from the loo! There is handy hall storage and access to a sizeable loft, where the current owner believes there is further opportunity to extend (subject to any relevant consents).

The cottage would make an ideal 'lock up and leave' second home or holiday letting investment.

The property is situated just off the South West Coastal Footpath and is approached from the lane where there is on street parking. Behind a contained and attractive stone wall, the garden can be found, which is elevated and slightly terraced, yet remains relatively private. It also has a lovely rambling country garden feel with established shrubs and open vistas beyond. A secluded terrace is situated outside the 'garden room', which means that in the summer months, the garden and house can be used to their full capacity with open doors and uninhibited access.

The property enjoys a peaceful tucked-away no though lane position just a short walk to Charmouth's unspoilt, fossil rich beach, part of the Jurassic Coast World Heritage Site, and within an easy walk to Charmouth Primary School and the village centre. Charmouth's amenities include a good range of shops, a Doctors surgery, two pubs, a church, Library and Post Office and two beach cafes . There is an excellent bus service and the bus stop is very nearby to the cottage. The village also benefits from an active and friendly year-round community with regular events and clubs catering to a broad variety of interests. Woodroffe School in Lyme Regis and Colyton Grammar (accessible by school bus) are both nearby. Lyme Regis, Axminster and Bridport are within easy reach, offering unique shopping, leisure and cultural experiences. Walking opportunities are abundant including the wonderful South West Coast path. There is a mainline train station in Axminster with regular services to London (Waterloo). The city of Exeter is a mere 32 miles away with it's international airport and large range of facilities and high street shopping.

Mains services connected. Electric heating throughout although gas is provided near to the property.
