Guide price

  • Bedrooms: 2
A well presented 2 bedroom, 2 reception room thatched period cottage offering immense charm and character, set in a pretty lane in the centre of this picturesque village, close to the parish church, the recreation ground, the village hall and the North Dorset Trailway.

Stourpaine is home to the popular White Horse pub/restaurant/shop/post office. The market town of Blandford Forum is about 4 miles to the south, and the Saxon hilltop town of Shaftesbury is also easily accessible. Cobweb Cottage is believed to date back to 1760, and is of cob and brick construction with rendered, colour-washed elevations under a thatched roof. It benefits from modern electric heating and some sealed unit timber double glazed windows.

There is a gabled entrance porch with a pitched roof and original front door. A further door leads to a dining room which has a cupboard containing an electrical trip switch panel, and access to a loft storage area. An open walkway leads to the kitchen which has fitted units, granite worktops, Belfast sink, space and plumbing for washing machine, free standing Stoves electric cooker, recess with space for upright fridge-freezer, and oak laminate flooring. There is a bathroom with bath (with wall mounted Triton electric shower), wash basin, high cistern WC and Travertine tiled walls. The charming sitting room features a beamed ceiling, a deep window sill, an airing cupboard (with hot water cylinder), a brick inglenook fireplace (with 3-quarter mantel and recently re-lined Jotul wood burning stove), and double glazed French doors to the rear garden. There is a hallway with an under stairs cupboard and stairs to a small galleried first floor landing which has loft access and a window with a delightful rural outlook to the rear. Bedroom 1 has windows to the front and rear, with country views, and 2 built-in wardrobes. Bedroom 2 has a window seat to the front.

There is on street parking and a small front garden bounded by a low wall, with a shrub bed. The private, enclosed rear patio garden is paved, with an exterior water tap, a covered porch, a timber shed, a trellis arch (with established wisteria) and a wood store.

From Blandford, proceed along the A350 towards Shaftesbury. Proceed past the left hand turning for Durweston and enter the village of Stourpaine. Just past the White Horse pub, turn left into South Holme and proceed down the hill. At the staggered crossroads, turn right and immediately left into Havelins. Number 1 can be found immediately on the left hand side.
