Whether it is a ‘landlord’s market’ or a ‘tenant driven market’, letting agents should not forget that without tenants, they do not have a business. It sounds elementary but how many people do you know who have had bad experiences of being a tenant and being treated like a second class citizen?

Winkworth aims to give outstanding customer service and professional advice, not only to their landlord clients, but also to their tenants; they are treated with courtesy throughout the whole process.

“We have a massive duty of care to tenants and they are very important to us,” says Winkworth’s letting manager, Belinda Wright. “A happy tenant stays longer and is much less trouble in the long run. Our tenants recommend us to others and also want to stay with us.”

The customer service does not stop after the tenants have moved in:  “We aim to be as reactive as possible, and respond rapidly to any maintenance issues, which is in the best interests of both landlord and tenant.

“Because our properties are handed over in very good condition, and we always aim to match the right tenant to the home, we get fewer problems overall. Tenants are much more likely to look after the property well if they are being treated with courtesy by the managing agent and do not feel like they are being ignored by the landlord as a result.”

Based ‘in house’ with Winkworth, Margo Glover is highly experienced in the letting industry and has worked within the property management role for over fourteen years in Winchester, responsible for the financial and property side of the business.  Although no two days are the same, there are few property issues that would be new to her, and she has the knowledge to take the best course of action at all times.

“We work with local and reputable contractors who respond quickly. It also helps that we do not charge them a commission to work for us, which is a common practice amongst other agents. We believe that our landlords pay a fair price for our service and management and it is unfair to charge them extra, which we would be doing if the contractor’s bills were inflated,” says Margo.
