A substantial Grade II listed family home, previously lived in by colourful local resident John Arlott, the well-known bbc cricket commentator. No. 52 is the last house in the long run of Georgian townhouses going out of the town along East Street and was previously The Sun Inn, before being converted into a house some years ago. It is centrally located, with an easy walk to the shops and facilities in the town centre. The property retains plenty of character features and has high ceilings, which add to the sense of space. It is an ideal property for entertaining en masse and family gatherings, with a sizeable drawing room and plenty of versatile accommodation. In addition, there are two attic bedrooms, a basement room, cellar and a wonderful garden room. The lawned garden faces south and includes a large studio, a further upper lawned garden and parking for four cars.

The front door opens to a small hallway and then into the comfortable sitting room with a wood burning stove, where there is an inglenook fireplace and stairs to the first floor. A door opens to the kitchen and adjoining breakfast room, where there is a good amount of fitted kitchen storage, a walk-in pantry and a large breakfast/dining island. A central hallway leads to the dining room and through to the generous drawing room, which has a storage room behind the fireplace and an attractive bay window facing onto East Street. Off the breakfast room is a study/family room, which in turn leads through to a light and airy garden room, with twin sets of French doors opening to the garden. A door from the central hallway leads down to the basement, where there is a cinema/snug room and a cellar with good head height, which is used for storage. There is also a cellar under the study/family room.

Upstairs, on the first floor are four large double bedrooms and a dressing area that could easily be utilised as an additional bedroom. The principal bedroom has an en-suite bathroom with separate shower and there is a family bathroom off the landing. Stairs lead up to two double attic bedrooms, from where there are far-reaching views over the Alresford Pond.

Outside, there is parking for four cars, which is accessible from Sun Lane. A gate opens to the lovely garden, which is south facing and is designed to be low-maintenance. It is divided into two sections, with the upper part being laid to lawn, with a garden shed and paved area, where there is a spacious garden studio. A few steps lead down to the main part of the garden, which is mainly laid to lawn, with paved seating areas positioned to benefit from its southerly aspect.

Alresford is a beautiful Georgian town known for its variety of independent shops, restaurants and inns located in stunning surroundings on the edge of the South Downs National Park. Attractions include the Watercress steam railway, schools for infant, junior and secondary education, several churches and an active and inclusive community. The cathedral city of Winchester is about 7 miles away and there is easy access to the south coast, the midlands and London via the road network. There is also mainline rail access to London from both Winchester and Alton. Southampton airport is only about half an hour away by car.
